Buying a Property With Us

Buying a property anywhere can be a stressful experience at the best of times, let alone in a foreign country. However here in Bulgaria you may find the process a little easier and probably a lot quicker than in most European countries. What's more, we realise that you may well be away from Bulgaria for much of the process so we're here to do the nitty gritty on your behalf and ensure that everything progresses without any hiccups or delays. All legal documentation of the properties offered on this website have been screened in advance by an independent lawyer.

As a statutory part of any property file is the contract which we sign in advance with the vendors.

The contract of exclusivity is a collateral guarantee that the vendor should not be able either to change the sale price in the last moment or to sell it to a third party before the expiry date

 

 

We charge 3% commission and this covers the initial house hunting, arranging  a solicitor and/or notary, signing preliminary contracts, putting down the deposit, correspondence with the solicitor and final contracts right up to the point where you are handed the keys to your property.

Current law in Bulgaria does not allow foreign citizens to purchase land but does allow foreigners to buy property. So for example if you want to buy a house with a garden it is only possible to do this by setting up a Bulgarian limited company. The established company will be owned and run solely by you but it is necessary to fulfil all requirements for company registration and taxation in Bulgaria.

The set up of a company is relatively straightforward and can be undertaken by a competent Bulgarian lawyer in around 30 days. The process is very similar to the U
K, there is a requirement for a deposit capital of 5000 Leva to be held in your company bank account initially - this money remains yours at all times and can be withdrawn after the company has been registered. Naturally Relocation Bulgaria can arrange the set up of your new Bulgarian Company, leaving you to concentrate on your search for properties!
